Listed & Leased covers the one-time service you choose. You remain responsible for the tenancy, including holding the security deposit and collecting rent. Full management includes ongoing rent collection, maintenance coordination, inspections and tenant communication.

YEG List It puts your rental on REALTOR.ca and over a dozen rental sites, with yard signage, professional photos and a rental pricing recommendation. You handle showings, screening and the lease. YEG List It & Lease It adds showings hosted by Emily, tenant screening (credit, income and ID), and the lease presented and signed. The guarantee package adds a 6-month Tenant Replacement Guarantee.
Yes. Add showings, tenant screening and lease preparation and signing for $600 plus tax, bringing the total to $1,099.95 plus tax. It applies to the same property and vacancy, at the price in your signed agreement. The listing must be active. If its term has ended, a flat $99 plus tax re-listing fee is due before the leasing services begin. The Tenant Replacement Guarantee cannot be added later.
If your tenant defaults on rent or leaves early within 6 months, Emily provides one replacement placement with up to 90 days of marketing at no additional placement fee. The guarantee must be purchased with the full package at booking; it cannot be added later. Terms and exclusions apply. Read the full guarantee terms.
Yes. Each service has a short written service agreement outlining what is included and what it costs.
Service fees are paid upfront when you book, before work starts. If you add leasing services to YEG List It later, the $600 plus tax add-on is due when requested, before leasing work begins. If the listing term has ended, the $99 plus tax re-listing fee is also due before work starts.
Placement fees are earned for the marketing and screening work and are not refundable if a tenant is not placed within the agreement period. The guarantee covers a tenant who leaves or defaults after placement, not a vacancy that never fills. The $600 leasing add-on is earned when leasing services start and is non-refundable if no tenant is placed.
You do. Listed & Leased does not include rent collection or deposit handling. Full management is available if you would like those ongoing responsibilities handled for you.
